As KSHB 41’s Addi Weakley and Elyse Schoenig reported, construction is officially underway on Canvas, a new apartment community filling the vacant lot at 8036 Metcalf Avenue.
Chamber member Hunt Midwest broke ground on the nearly $90 million project this week. Canvas will add 227 one- and two-bedroom apartments to downtown Overland Park, along with a pool, dog park, fitness center and co-working space. More than 5,000 square feet on the ground floor will hold new restaurants and shops. Canvas is expected to open in early 2029.

As KMBC 9 noted, the groundbreaking is a milestone for Vision Metcalf, the city’s plan for the Metcalf corridor that dates back to 2008. Since then, the city’s 2025 development report counts more than $2.6 billion in residential and nonresidential building permits.
For downtown, more residents means more energy on the sidewalks, at the market and in local shops. Mayor Curt Skoog told KMBC the goal is building a community that kids and grandkids want to stay in. Overland Park Chamber President & CEO Tracey Osborne Oltjen pointed to downtown as a big part of what draws talent here, noting that “it gives us our character.”
We can’t wait to welcome our newest downtown neighbors.
